Hardwood Floor Sanding and Refinishing · North Metro Atlanta

Refinish your hardwood floors instead of replacing them.

Solid hardwood can be sanded several times over its life. If your floor has wood left to sand, refinishing gives you a floor that looks new for far less than replacing it.

A good fit if

The finish is dull, scratched, or worn through where people walk
There are pet stains, water marks, or sun fading that won't clean out
You like the floor but want a different color
You're selling the house and want the floors to stand out

When to choose something else

If boards are cupping from a leak that's still active, the leak gets fixed first.

Engineered floors can be sanded only if the top wood layer is thick enough. We check it during the estimate.

Laminate and vinyl plank are replaced rather than sanded.

What the free estimate includes

We measure the job, check what's underneath, and go over your options in the rooms they apply to.

You get the scope and price in writing, usually by text.

Your options

The choices that change how the floor looks, lasts, and costs.

Full sand and refinish

Sanded to bare wood, then sealed in several coats. Removes scratches and resets the floor.

Color change

The same sanding with a new stain. Sanding is most of the cost, so a new color adds less than you might expect.

Oil-based polyurethane

Very durable. Turns slightly amber over time, smells stronger, and takes longer to cure.

Water-based finish

Stays clear, smells less, and cures faster. Current products are very durable.

What affects the price

Roughly in order of how much each one moves the number.

Square footage and number of rooms

How it works

Four steps from your first call to a finished floor.

STEP 1

Tell us about the floor

Call or send the form. A photo of the floor helps. We'll talk through the job and set a time to see it if it needs measuring.

STEP 2

Get a written estimate

Scope and price in writing, usually by text. It's free, and nothing is due until you approve it.

STEP 3

We do the work

We set the date together, and a 50% deposit secures it and your materials. The crew does the work, cleans up, and puts your furniture back.

STEP 4

Inspect the finished floor

You walk the floor with us before you pay the remaining 50%.

Common questions

How many times can a floor be refinished?

A three-quarter-inch solid floor can usually be sanded several times. Engineered floors depend on the thickness of the top wood layer. We check yours during the estimate.

Is refinishing cheaper than replacing?

In most homes, yes, by a wide margin. Refinishing is labor and finish. Replacement adds new wood and removing the old floor.

How much dust is there?

Sanding makes fine dust. We close off the rooms we're not working in and tell you what to cover or put away before we start.

When can we walk on it?

It depends on the finish. We'll give you the times for walking on it and moving furniture back before we start.
